HIGHER LTV MORTGAGES FOR NEW BUILDS HELP OPEN DOORS TO A NEW HOME IN NORTHAMPTON

Higher loan-to-value lending for new build homes is back, making it the perfect time to look at making a move with Martin Grant Homes, which has just launched a range of two-bedroom properties at its Buckton Fields development in Boughton, just outside of Northampton.

Now that the Help to Buy: Equity Loan scheme is only available if all the buyers of a property have never owned any kind of a home before, there is increasing demand for higher loan-to-value mortgages on new homes from those who don’t qualify for Government help. Fortunately, this month major lenders Lloyds Bank and Halifax announced that they were increasing their LTV on new build houses from 85% to 90%, making it easier for second-steppers and couples where only one is a first time buyer to finance a property purchase.

The new mortgages are available on loans of up to £570,000 – but there’s no need for buyers to stretch themselves that far to get a comfortable and practical new home, with the latest properties at Buckton Fields starting from just £250,000 for a spacious, open-plan two-bedroom house on the outskirts of the thriving East Midlands town of Northampton. Larger properties, including three-bedroom houses from £295,000 and four-bedroom detached homes starting from £420,000 are also available at the development, which is four miles from the town centre.

Dean Markall, Sales and Marketing Director at Martin Grant Homes, comments: “The combination of our great-value homes in Northampton and the renewed availability of 90% loan-to-value mortgages from high street lenders is good news for house hunters across the country. Buckton Fields is an excellent choice for those who want a great location to bring up a family – the development includes a 420-place new primary school with fantastic educational and sporting facilities.

“In addition, there’s a new park and ride service into the centre of Northampton, from where commuters can take the train to London Euston in just 46 minutes, making it simple to work in the city while taking advantage of being able to buy so much more for your money. Northampton itself has a lot to offer, with more than 150 parks and open spaces to enjoy, including Abington Park with its boating lakes and playground, plus an excellent network of footpaths and cycle routes for family days out.”

The latest phase at Buckton Fields includes The Wollaston two-bedroom house type, which features a traditional brick façade, timber detailing and a generous rear garden accessed by French doors from the spacious dual-aspect living, dining and kitchen area. Homes also benefit from a downstairs WC and storage cupboards.

Upstairs, the master bedroom features built-in wardrobes with sliding mirrored doors, and there’s a second bedroom and a family bathroom. The homes are well-finished throughout, with a contemporary fitted kitchen with soft-closing doors and a selection of appliances, a white bathroom suite with polished chrome fittings and oak finish doors with chrome door furniture.

Currently available at Buckton Fields is a collection of two, three and four-bedroom homes with prices starting from £250,000 for a two-bedroom property. Martin Grant Homes is also offering a £10,000 deposit contribution on selected four-bedroom homes.
