BUYERS RUSH TO SECURE AN AFFORDABLE AND SPACIOUS FAMILY HOME BY RUTLAND WATER
A rare release of spacious and affordable family homes in the historic village of Edith Weston in Rutland, East Midlands, has seen a rush of buyers, with more than half of the homes already snapped up.
With all two-bedroom properties now reserved, the three-bedroom properties start from just £175,000. It’s no surprise that interest has been so high, especially as the former MOD homes are freshly decorated, with new front doors and new flooring throughout. Some of the first phase homes had half a dozen offers made on them within a matter of days, and all 20 houses in the first and second phases now have buyers.
Rebecca Collins, Branch Manager of Knight Partnership Estate Agents in Stamford, which is marketing the homes, said: “Family homes like these are really rare in this village. The vast majority of enquiries have been from first time buyers and some have been bought by local people.” Annington is selling 36 homes in Edith Weston, eight two-bedroom and 28 three-bedroom, with the final homes due to be released for sale soon.
The homes have a much sought-after position, a short stroll away from Rutland Water, which is one of the largest artificial lakes in Europe and home to a sailing club, watersports and a nature reserve. Known as in the Playground of the East Midlands, the lake and its shores provide 4,200 acres of beautiful countryside that is a haven for wildlife as well as offering hiking and cycling around its 25-mile perimeter and a variety of sports and leisure activities from rock climbing to golf.
With such a wealth of nature and activities close at hand, you might expect to pay a significant price premium, but in fact, Annington offers buyers the chance to purchase a solidly built, traditional home with a fenced garden and parking at an affordable price – reflected by the fact that many of the new owners are getting on to the housing ladder for the first time.
The quaint village of Edith Weston takes its unusual name from the wife of King Edward the Confessor, Edith of Wessex, who owned 500 acres of land in the area more than a thousand years ago. Today it retains its English village charm, with a traditional village green, pretty cottages and facilities including a pub and farm shop. Families moving into the village will be pleased to find an Ofsted-rated Good primary school a short walk way and an Outstanding secondary school just five miles away.
Despite its rural location, Edith Weston is well connected, with easy access via road to Lincoln, Leeds, Newcastle, and London. The nearest railway station, housed in an elegant Grade II listed Victorian building, is Oakham, offering regular services to Birmingham, Leicester and Stansted Airport.
Louise Saunders, Sales & Marketing Manager at Annington, commented: “The homes at Edith Weston are perfect for families, with the sports and wildlife of Rutland Water on the doorstep, good-quality schools nearby and the two lovely market towns of Stamford and Oakham close at hand for shopping excursions. As the first two phases have sold so quickly we would advise potential buyers to register an interest as soon as possible.”
